Data Sources & Methodology
This page presents data on new construction activity across Israeli cities, compiled from official government sources. The primary data source is the Israel Central Bureau of Statistics (CBS), which publishes quarterly reports on building starts, permits, and completions.
Data period: July 2024 – June 2025 (12-month rolling period). Key CBS publications referenced: "Building Starts and Building Permits" (September 2025), "Real Estate Transactions" quarterly reports, and the Bank of Israel Annual Report Chapter 8 (Housing Market).
The top 8 cities (Jerusalem through Lod) reflect exact CBS figures as reported by Ynet News (September 19, 2025). Remaining cities use district-level CBS totals distributed proportionally based on historical construction patterns and municipal planning data. Absorption rates are calculated from Q3 2025 sales data relative to quarterly construction starts.
Average prices and rents for new apartments are based on CBS Dwelling Price Index data and Nadlan.gov.il transaction records. Urban renewal figures include both TAMA 38/2 (demolish-rebuild) and Pinui-Binui (evacuation-reconstruction) projects.
